U.S. long-term mortgage rates ticked up this week but remain near historic lows. The Federal Home Loan Mortgage Corporation (Freddie Mac) reported Thursday that the average rate on the benchmark 30-year fixed-rate home loan increased to 3.02% from 2.97% the previous week.

In comparison, the rate was 3.65% last March.

The lowest interest rate was 2.65% the second week of January 2021, and mortgage rates have risen by more than 30 basis points since then, according to Freddie Mac.

The average rate on 15-year fixed-rate loans, popular among those seeking to refinance their mortgages, rose to 2.34% from 2.21% last week.

While economists expect modest increases in home-loan rates this year, rates likely will remain low while the Federal Reserve keeps interest rates near zero until the economy recovers, reports the Associated Press.

Some experts recommend refinancing a mortgage if your credit is excellent, you have the funds to pay for a new loan and you can lower the rate by 1% or more. Remember, however, that refinancing restarts the clock on a 30-year loan.

A lender can tell you exactly how much less your monthly mortgage payment will be with a lower rate.
